Panic Button

Don't Panic, if you're a little confused on what to do to get your property into an agricultural valuation, I can help!

If you recently purchased land you are required to file for an agricultural exemption (it's actually an agricultural valuation) for the new year.

I have been receiving lot's of calls from freaked out landowners concerned about this ag filing form being requested by the county appraisal office. You should have no concerns filing for ag. The only concerns you need to have is, was the land being qualified for ag use since the time you bought it /owned it or was it in a county where the governor classified by proclamation as being drought stricken?

There are some easy going county appraisers out there that actually do have heart's of gold and are empathetic to issues you may have had and will even work with you if you've had extenuating circumstances that prevented you from qualifying the land for a short period. These folks are members of the human race too and actually have feelings! That being said, blatant disregard for what is required to qualify the land is a totally different topic.

If you had someone qualifying your land for ag use (i.e. livestock grazing) you as the landowner are still responsible to ensure that the person with the livestock had the cattle actually on your land and had the correct number of animal units acceptable for qualifying ag use as required by the county appraisal district.

Remember if the county asks you to "prove"  ag use, it is YOUR responsibility to provide proof to the county appraisal district.

One of the easiest ways to qualify your land is by using wildlife management.
